Beech Mountain's real estate breaks down into a handful of distinct neighborhoods, each with a different character and price point. The resort core — Beech Towers, Pinnacle Inn, and Skiway — is where you'll find the ski condos and slope-access properties that drive the vacation rental market. Move a bit further out and communities like Klonteska and Woodland Meadows offer standalone cabins, chalets, and wooded lots for buyers who want more space and quiet.
Most of these neighborhoods have a small number of active listings at any given time — that's normal for Beech Mountain, where inventory is tight and turnover is slow. Below, you'll find a brief overview of each community and any currently available properties.
Beech Towers
Beech Towers sits right at the base of Beech Mountain Resort, making it one of the most convenient ski-condo locations on the mountain. Units here are typical one to two bedroom condos with a few penthouse options. Prices start in the low $200Ks.
The complex offers a pool and fitness center for owners and guests. For vacation rental investors, the location is the selling point: you're steps from the chairlift in winter and from the mountain bike trailhead in summer. That proximity translates into consistent booking demand across both peak seasons.
HOA fees cover exterior maintenance, landscaping, common area upkeep, with some units allowing pets and others restricting them.
Klonteska
Klonteska is where you'll primarily find smaller multi-unit buildings adjacent to wooded lots, condos with stone fireplaces, larger decks and enough tree cover that you feel tucked into the mountain.
Homes here tend to run from the mid-$300Ks into the $500Ks depending on size, condition, and whether they've been updated. It's a quieter section of the mountain, removed from the resort traffic but still a short drive to the slopes. For full-time residents or second-home owners who don't need ski-in/ski-out, Klonteska offers the classic Beech Mountain experience at a more accessible price than some of the newer developments.
Pinnacle Inn
Pinnacle Inn is the most recognized condo community on Beech Mountain. It's a resort-managed property at 301 Pinnacle Inn Road with on-site amenities including an indoor pool, fitness center, game room, and restaurant. It's nice for investors because guests get a resort experience without you having to furnish those amenities yourself.
Units range from studio and one-bedroom condos in the low $200Ks to larger two-bedroom units in the mid-$300Ks.
Skiway
Skiway is one of Beech Mountain's most convenient neighborhoods for ski access — homes and condos here are within walking distance of the slopes, which is exactly as valuable as it sounds on a powder day. The mix is a combination of condos and smaller single-family homes, generally running from the low $200Ks for condos into the $400Ks for standalone homes.
Skiway properties don't have the resort amenities of Pinnacle Inn, but they make up for it with convenience and a more residential feel without the HOA structure of a managed resort complex.
Woodland Meadows
Woodland Meadows is for buyers who want to build their own place or purchase a standalone mountain home with real privacy. This neighborhood offers wooded homesites on Beech Mountain — the kind of lots where you can put a custom cabin or chalet surrounded by hardwoods and rhododendron, without sharing walls or parking lots.
Existing homes in Woodland Meadows tend to run from the mid-$300Ks into the $500Ks, while vacant land parcels offer a more affordable entry point for buyers who want to build to their own specs. It's a quieter alternative to the resort-adjacent communities, with a more full-time-resident feel. If your priority is space, trees, and elevation rather than ski-in/ski-out, this is where to look.
